Vistry is preparing a full planning application at Bridgwater Gateway in North Petherton. As part of this process, we are seeking your views about these proposals on this site which has been allocated for development.

Who we are

Vistry Group was formed in January 2020, is a 5 Star Home Builder and by November 2021 was named ‘Large Housebuilder of the Year’ at the Housebuilder Awards.

Vistry Group was formed following the acquisition by Bovis Homes PLC of Linden Homes and Galliford Try Partnerships (now Vistry Partnerships) from Galliford Try PLC.

In 2021, the group built more than 6,500 homes making it the seventh largest housebuilder. A merger with Countryside in November will see it become the fourth largest.

The group’s purpose is to develop sustainable new homes and communities across all sectors of the UK housing market.

Within Somerset the group are on site in Taunton, Wells, Williton, Wellington, Yeovil, Paulton, Congresbury and Barrow Gurney.

The site

Land at Bridgwater Gateway Phase 2 was identified in the Sedgemoor District Local Plan 2011-2031 as a strategic development area for the delivery of about 400 homes, 6 hectares of employment, a neighbourhood centre, public open space and green infrastructure.

A requirement of the allocation was a Development and Design Principles Document which took the design and vision for delivering the site further. This was approved in March 2022 with a masterplan that showed a development of around 500 homes accommodated on site.

Bridgwater Gateway Phase 2 lies on the southern outskirts of Bridgwater in North Petherton, approximately 2.5 km south of Bridgwater town centre. The site lies west of Bridgwater Gateway Phase 1 and is accessed via the existing infrastructure that runs through Phase 1.

Vistry Group’s land interest connects to the recently submitted proposals by BoKlok, a partnership between IKEA and Skanska to the north and to Wilstock Country Park to the west.

Bridgwater Gateway is well connected to the A38 and junction 24 of the M5 that both lie to the east of the site.

Our Proposals

Vistry Group is working with a team of designers and other experts to draw up an application for full planning permission consistent with the approved design principles. We are actively engaged in pre-application consultation with Sedgmoor Council and expect to be submitting the planning application in the coming weeks.

The proposals are for a mix of 3, 4 and 5 bedroom houses set within a landscaped development. Open space will include two children’s play areas as well as an extensive area of natural landscape to the northwest which could include wetland and other beneficial habitats to ensure the site achieves net gains in biodiversity. Important trees and hedgerows will be retained, and additional trees planted to enhance the streetscene.

The houses will be up to 2.5 storeys in height, and of a largely traditional appearance, with an intention to mirror locally used materials such as brick and recon stone. All dwellings will have either allocated parking and/or garages and will have private gardens.

Sustainability & Climate Change

Our strategy is focused on a materiality assessment which included: a peer review, risk assessment and consultations with our Clients, Customers, Investors, and our own people. In line with our commitment to continuous improvement, our Sustainability Strategy is reviewed annually.

This strategy recognises the interlinked nature of sustainability issues, for example, our approach to both biodiversity and social value helps to enhance our placemaking strategies. Our strategy covers direct impacts such as carbon emissions, biodiversity and waste and indirect impacts such as delivering social value. Our strategic targets are aligned with the UN Sustainable Development Goals (UNSDGs).

Responding to the climate change emergency and reduction in emissions

We acknowledge we have a key part to play in minimising the environmental impact and carbon footprint of our operations to ensure the long-term sustainability of the homes we build. In 2021 we laid the foundations to achieve our Strategy:

  • Set specific medium (2022) and longer term (2025) targets
  • Completed the first of 54 homes achieving net zero regulated carbon emissions
  • Investing in a sustainability data platform to improve performance monitoring
  • Signing up to the Business Ambition for 1.5°C
  • Committing to science-based targets
  • Measuring our scope 1, 2 and 3 baseline
  • Developing a roadmap to deliver net zero carbon homes
  • Linking sustainability to executive remuneration
  • Developing a climate change policy

We recognise the significance of our scope 3 emissions, in particular, embodied and operational carbon. Our commitment to a Science-Based emissions reduction target includes scope 3 emissions. We start from a good place, with 98% of our homes in 2020 achieving an EPC score of A or B and an average SAP score of 84.

In 2021 we laid the foundations to meet our long-term sustainability targets in particular through our commitment to setting science-based targets and signing up for ‘Business Ambition for 1.5°C’. We have developed our road map to deliver net zero carbon homes, benefitting from our experience of constructing 54 homes at our development at Europa Way in Leamington Spa achieving net zero carbon on regulated emissions.

In December 2021, we agreed a new Sustainability Linked Credit Facility with the interest payable on the facility being determined, in part, by our ability to meet three Sustainable Performance Targets. In addition, FY22 will be the first year when executive remuneration will be linked to sustainability metrics including the delivery of additional affordable housing, skills academies and the Group’s 9-month HBF customer satisfaction score.

Vistry Group continues to prepare its proposals at Bridgwater Gateway Phase 2 and is seeking the views of residents and stakeholders to feed into this process.

An online meeting for the community will be held on Monday 24 October 2022 between 6:30pm and 8:00pm. There will be a short presentation followed by Q&A with the project team.
